Hoag's Sun Family Campus opens in Irvine this month, a $1.2 billion project that is the largest single investment in the hospital's history. It brings 155 beds, 11 operating rooms and 120,000 square feet of outpatient space to the city, along with roughly 1,000 jobs. The grand opening runs September 19–20.

Newport Beach is making its HOA street-camera programme permanent. Twenty-five cameras across five neighbourhoods, first installed as a pilot, stay in place — a small thing that shows up in conversations about resale in those five pockets more often than you would think.

Pelican Hill is becoming a St. Regis Estate. The 504-acre resort above Crystal Cove has begun its transition to the brand, starting with the debut of afternoon tea. Expect the rebrand to be quoted in Newport Coast listing copy within the month.

San Juan Capistrano approved a 50-residence 55+ community on Don Juan Avenue. Age-restricted inventory is thin across South County, and 50 homes is a meaningful addition to it.
